Build a Property Management Website -- 2

Re-posting this as the owner has decided to move forward... (for all that id before, please reread as some details have been changed to hopefully reduce the effort and cost) Need a website to be designed for a real estate / property management company. The website will have rental listings, and possibly turn into a multiple listing website, so it may be best to be built with a classified sort of approach in mind. The short story: [login to view URL], I'm not sure if this template can be purchased or not or use it as a guide to recreate something like it to do the same. The Detailed Requirements: - site name ([login to view URL]) with a slogan (a fun, professional slogan, might be provided by the owner) - Design needs to be Simple and Fun but still professional, target audience is is 20 - 25yrs old, also must be a responsive site (mobile ready). - something easy for the owner to update content - like Wordpress or ? (I know joomla fairly well so it may be a good choice, but I'm open to other suggestions), Drupal or Wordpress, etc. - we're totally OK with using free templates and modules, etc, or if paid ones are required then they must fit in budget. The owner really likes the way this template works, so if you can copy that we'd be fine with that: [login to view URL] - This is for an Ontario Canada Property Management company, all forms etc must use province and postal code, (not state and zip), and be in Canadian currency. - Stock royalty free photos will be fine, for most pages of website, other than actual apartment listings of course. - A easy to use rental or real estate listing component that is easy for the owner to add, remove, edit listings. (I was thinking like a classified type "post an ad" user interface) (check out [login to view URL], post a free ad, apartment rental, pick bedroom number, etc.. something like that). Again [login to view URL] has the type of component, although I'm not sure how the backend works.. - like clv group, we also like [login to view URL] - this listing search is also fantastic, in fact this search is almost perfect right from the search to the listings layout, to the actual listing itself - if you can copy something like this, great. - each listing must have ability to post photo's, video, and a map to the location (google map?) - nice to have each listing show the number of visits - a page for brief description of property management services offered (construction services, property management) - a page for "Our Company" with a portrait photo (see [login to view URL]) - social site integration (like on facebook, twitter, g+, you tube, etc) - (optional) a commercial real estate page - Front page should be inviting, show a few featured listings, have the ability to "quick search" the listings from there. - Front page would like to have a rotating picture module with words on each like "need an apartment?", showing young couples happy, etc, (see [login to view URL] front page for example) - of course SEO is a must I am the host for this website, so I can work closely with the developer and ensure web server compatibility. Turnaround time is flexible, however we were hoping for April 15th go live (or at least 80% completion). Thanks, please let me know if you have any questions. -Steve
