Customized embedded Google-maps-map with polygons from .kml-file

I have a clear idea of what I want to build. It is a website to show citizens different laws that apply in different areas. I will provide a .kml file (made in Google Maps) with the polygons and the text that is going to show in the info windows (see example). The website will have three different pages (see layout in attached files): 1. "MAP": The map that will ask the user for the geolocation and show the user location on the map (or the user can search for a city). The user will see the polygons with the special laws that applies in the selected area. I want the polygons to be of two custom colors (depending on type of area, see example). The polygons' infowindow will show some information of the law that apply (which is information in the .kml file). This MAP-page (together with the map) needs to be responsive to work on all devices (preferably made in Bootstrap Studio). 2. FAQ. I have already done this static webpage in Bootstrap Studio. 3. CONTACT FORM: A simple contact form that can generate mails. I have already done this page in Bootstrap studio so this The .kml file with the polygons will be updated by me. And it is a absolut demand that the MAP-page wont take too long to load (is it possible to only load polygons nearby? Or to load polygons only within a zoomed area? The kml file consists of about 2500 polygons. Also: if the user allows geolocation, and is within a polygon area, that polygons' infowindow should appear by default, otherwise the polygons infowindow should not appear (if it is possible and not to time consuming). I will provide: 1. The bootstrap studio project with the html, css, javascript (with a placeholder for the map!) 2. The two .KML-files with the polygons OR my edited google maps with my layers (see example) 3. The funding :) ----- Possible future steps (not part of this project scope): 1. Authorized users (eg. authorities, cities) will be able to log in and configure the polygons that needs to be approved by me and then updated on the website --- Comment: a. If my idea with a .kml-file not is the most effective solution, please give me feedback. I am open-minded and willing to use what works best.
