Realty Guru already has phase 1 & 2 created. The system currently is online and working, however, the relationship with the previous I.T developer has deteriorated and we now are looking for a company to develop phase 3 and provide an ongoing service agreement.

* Email invoices ??" can you please change the system to email the actual invoice to the client instead of emailing a notification telling the client to down load the invoice from the system? Thanks

Asad can you please finish the CM including mail out facilities with specific recipients ie: Contractors/Clients/Specific Users. Also include saved documents so I can rotate communications without having to re-type information repeatedly, please allow an attachment option for all correspondence.

CM statistics ??" Can you please develop this and include many variable statistics as per below:-

* Average over all Quotation in the system
* Average specific client/contractor Quotation
* Average over all authorized job
* Average specific client/contractor authorized job
* Average time frame for authorization on specific jobs for system and specific clients (blank field to enter amount of job then calculation of time frame)
* Average time frame on quotations on specific jobs for system and specific contractors
* User login stats
* Logins outside 30 days flagged with CM (showing last activity)
* Percentage figures showing conversion rates from quotes to jobs, these figures would not include re-submitted jobs
* Percentage figures (not including re-submitted jobs) showing percent in the following:
1. Completed
2. In Progress
3. Authorised
4. Pending Quote
5. Cancelled
Percentages could be included as a set figure next to the figures already displayed on the system.

Notifications ??" instead of ticking the ones I want to send, can I please tick the ones I don’t want to send and can they please remain ticked until I un-tick them some time in the future.

Can CM please change the viewed columns of jobs and users? ie: have a view button that gives CM a list of the middle 3 columns and their currant view, change the columns to include ??" phone/fax/email/contact name etc this way if I am doing admin work and I need to get email addresses I don’t have to click edit and find information on a user by user basis, all the information will be available to me by changing the view of the screen information. Please let me know if this doesn’t make sense or if its to difficult.

**Flash Advertising**

Can I please have an adjustable 5 second fade on the flash per logo? I would like to have a list of saved up loads for the flash with a scroll facility allowing me to sift through all the logos and uploaded advertising with an activate and adjustable time button that puts the advertisement into operation. Can the system also give me a size adjustment on the advertising material that makes sure all up loaded logos are the correct size for the screen banner? Can we have a select type of flash from a fade to a scroll from left to right? And all these options should be listed functions on each of the saved logos or advertising material, so if I want to make adjustments to a specific advertisement I just need to search it and then make the necessary adjustments to it and select submit. Each saved logo should display whether that specific logo is activated or not.

**Go Ahead Function**

This function is not working correctly. If a client clicks “Go Ahead?? the job should skip several process points and go straight from “Request for Quote?? to “Commencement Date?? and then be processed normally. Please make sure that the invoicing still gets activated upon the go ahead just as if the job has been authorized.

**System Fonts**

All system fonts should be “Arial 10?? on some screens there are different font settings, we should have a standard default of Arial 10 even on screens where the user can change the font, let the user change it if they want but have the default the same. Also when cutting and pasting job information into a system request for quote the system doesn’t automatically make the font colour white, if the cut and pasted text is blue it is invisible on the screen or sometimes its black, this means I have to cut and paste the text into another program and change its colour to white and then cut and paste it back into the system as white text, its very time consuming, and a user wouldn’t do that. Users are sending their quote to me to up load because sometimes they have trouble loading them themselves.

* CM needs to be able to view client and contractor information eg: login details/address info/phone numbers/contact names etc in a spread sheet format with a print function

* The before and after photos need to be identified and separate from each other, currently they are all together and non specific.
* When CM re-submits a job to another contractor on behalf of the client, the system creates a new job with a new ID N# but it makes the client Managed Maintenance Services and not the actual client, therefore for CM to re-submit a job on behalf of a client I have to find their login details and login as the client and re-submit the job from their login, can you please fix this? Thanks
* When a job is cancelled the quote should remain in the system for re-submitting should the client and contractor decide to make the job currant again.
