Searching Names in a Database

Just so you have an idea of what we will be doing, we are checking a list of property owners to see if each property owner has any other liens in his or her name in a database. We will search for the property owner’s name in a lien index. If it is a common name, there may be many names for this person. If it is a unique name there will probably only be a few. We are then trying to make sure that the property owner is the person with a lien and not just two people with the same name. Login to [login to view URL] 1. Type [login to view URL] 2. Click on Search 3. Click on Lien Index and then Name Search below it 4. For Party Type, choose Direct Party (Debtor) 5. Leave Instrument Type: All Instruments (You do not need to change this) 6. For County, Choose All Participating Counties 7. [If the property owner is a person] In the field for Search Name, Enter the person’s last name and then the person’s first name (I.e. for Larry Hill enter “Hill, Larry”) (DO NOT ENTER THE PERSON’S MIDDLE NAME OR INITIAL) 8. [If the property owner is a company] In the field for search just enter the name of the company, enter as few words to make sure that the business shows up but not too many so that we eliminate the business we are looking for. For example, if we were searching for the company “American Real Estate Funding Management Solutions 6, LLC” only enter in “American Real Estate Funding” so that if there is a misspelling we can still make sure we get it. 9. Click Search (It may ask you for your login & password at this point, we will provide) 10. It is important to remember that we are trying to find liens that have the owner’s name. So if we were searching for Larry Hill then Larry J Hill may be the Larry Hill we are looking for. If we are searching for Larry J Hill and Find Larry M Hill then that is not the Larry Hill we are searching for. 11. If more than 100 results show up a. click on back and change the County from All Participating Counties to the County that the Tax Sale is in and then choose Yes for include all participating Counties. b. Then click on search c. If still more than 100 results, leave the county the same (since you just changed it to the County that the tax sale is in) and change the answer to “No” for Include neighboring counties in the search? d. If still more than 100, just write more than 100 liens next to that name. 12. If less than 100 results show up, click on the first selection and click on display details. 13. Then click on the first button that says DP. 14. Capture that screen and have it start a PDF that it adds each captured screen to. 15. Then click on View Image and Capture that screen. a. Have that screen right after the above captured screen. 16. Click back and select the next button that says DP. You will continue to do that until there are no more buttons that say DP. 17. Once there are no more buttons that say DP, you will click on back and choose the next name and repeat steps 8-11. 18. Once you are done with that next name, you will select the next name and repeat steps 8-11 for that name. 19. Once there are no more names to select, click back. 20. Go on to the next property owner and repeat the steps above. 21. Once the list is done, we wil move on to a different list with a different county that will need to be on a separate PDF file.
