88529 Small CMS Site

Hi I need a small site that I can use to update content on. A simple 3 column layout, left hand menu with 10 Items. The main right hand column should have the content pane on which is editable by people with the correct log-on details. I should be able to add menu items and upload PDF's and graphics for the content. All pages are basic information except one that collects information for a newsletter. newsletter would capture First Name* Last Name* Company* Title* Address Postcode Zip City Country(drop down) Fax mobile email* * required form would have full validation for security and data integrity. The data should be editable via a web gui. Basic design only, I will have the CSS and HTML redone but it should look smart and the css and xhtml code well commented. Payment via escrow and the code would be mine to use multiple times. Display on your own system first and I will install on my servers so I'll need the SQL table script. Examples welcome.
