My name is Sally and I’m looking for a freelancer to draft up plans for a large wooden amish style barn. The barn idea I have is roughly 40 x 80 ft with 10 ft lean-to sheds off the long sides of the barn. a 20 ft wide center aisle with four 10x12' stalls, a concrete floor wash stall, and a feed tack room housing a half bath. I want a stair to the loft area, and a 1 bedroom apartment in the loft area. The barn will primarily built of oak, most of which will be milled from my own property. My project involves making drawn house plans VA code compliant in a residential home. I am a Class A Virginia contractor attempting to build affordable rental housing. I have an Amish connection that builds really attractive 14x60 "Sheds", which I have drawn into a 3BR 2BA home (see attached). I work for a company that sells summerhouses, sheds, garden offices etc. Many of our products are available in a range of sizes and colours and options. As there are so many combinations, we haven't got a depth of image gallery to shows all sizes or colours etc. So for example this product: Would require a render in about 23 different sizes. He is able to build these to Indiana Housing Code however more and more people looking into this are being asked for engineer stamp approved drawings. We would like to get a plan engineer approved, so are looking into the process. Our buildings being sold for livable quarters are typically 800-1200sqft but we have options as small as 500sqft. Is it possible to have a plan approved that is a range of buildings? Like 12'x24' up to 16'x40'? If not, we still are interested in what the cost would be for a couple of our most common.
